1547 Realty Plans Data Center Project in NY Market

A new player on the data center development scene is 1547 Realty Partners, which has a new property just outside of New York City, in Orangeburg, N.Y. For its inaugural project, 1547 is partnering with Deerns America.

A new player on the data center development scene is 1547 Realty Partners, which has a new property just outside of New York City, in Orangeburg, N.Y. For its inaugural project, 1547 is partnering with Deerns America, which will provide mechanical and electrical engineering services. The data center will have an initial capacity of 24 megawatts from dual feeds, with a future substation planned that can boost capacity to 50 megawatts.The facility will have a total of 105,400 square feet of raised floor, with 41,590 square feet of operational space, and the first phase is expected to be complete in Q4 2013.

Located on 32 acres, the 1 Ramland Facility is near the region’s major highways, and is close proximity to Manhattan (which is 25 miles away), Connecticut, and key New Jersey facilities. The company states the facility is in an optimal location for latency-sensitive applications, as well as for business continuity and disaster recovery facilities purposes. The  32 acre site and power plans leaving ample opportunity for expansion down the line. The company also says the location is a low natural disaster risk. There’s an abundance of fiber providers readily available, with 2 diverse routes, and there is planned connectivity back to primary New York City interconnection hubs. 1 Ramland will also include 12,980 square feet of office space.

Will Incorporate Free Cooling

Deerns was selected as a partner because of its expertise in green data center design and modular concepts.The facility will utilize a combination of economizers, free cooling, and other innovative cooling technologies. Deerns says the facilitiy will operate with an expected annual Power Usage Effectiveness (PUE) of less than 1.2, though some marketing materials make the wider claim of less than 1.5.

"The combination of cooling and power efficiencies combined with 1547’s willingness to apply the latest in modular data center design principles will make this project one of the most cost efficient and energy efficient data centers in the marketplace today," said Rob Nash-Boulden, Managing Director for Deerns America. "Deerns design accommodates data halls with densities varying from 5kW to 40kW per cabinet and 1547 will be able to quickly deploy traditional white space and modular or containerized spaces."

The press release cited an Uptime Institute survey published in May 2011, saying that this sort of design can lead to 75 percent more efficiency than typical data centers. 1547 was founded by industry professionals who acquire and develop data centers across the United States.  "Deerns is a globally recognized and highly respected firm in the data center industry with a cutting edge approach to green initiatives and forward thinking power and cooling efficient designs," said Jerry Martin, Managing Director of 1547. "We are excited to work with them as we develop the Orangeburg campus."
